We provide a range of inspection services tailored to both buyers and sellers. Our offerings include:

  • Comprehensive Inspection: Ideal for buyers and pre-listing assessments for sellers.  It identifies current or potential issues in need of correction or repair. 
  • Four Point Inspection: This inspection describes the age and condition of the roof, heating and cooling, plumbing and electrical components in the house.  This form is used by agents to determine the insurability of a house and is essential for obtaining insurance.
  • Wind Mitigation Report: This form describes the building design, materials, and construction methods.   It identifies which credits are available to help reduce your insurance premiums.
  • Roof Inspections: This inspection verifies the condition of roof coverings for insurance companies and may prevent roof replacement or cancellation.
  • Balcony Inspections: This inspection is used for condos and rental homes, such as AirBnB or VBRO, to verify the construction and safety of these structures.
  • Environmental Inspections: Covering water, air quality, and energy efficiency. Note that we no longer offer radon gas testing due to its high cost and typically negligible levels found in our service area.  (See map here)

The duration of an inspection depends on various factors, including the size and age of the property.  Crawlspaces, irrigation systems and pool inspections can add to the inspection time.  On average, a thorough home inspection can take anywhere from 3 to 5 hours.

Although it’s not required, we highly recommend that clients attend the inspection. Being present gives you the opportunity to ask questions, better understand your property, and receive immediate feedback from our inspectors.

We recognize how crucial timely information is for you. That’s why we ensure you receive a comprehensive report on the same day as the inspection, detailing our findings and recommendations.  Insurance inspections that were not initially ordered are typically delivered on the same day as the order.

Insurance companies may require several types of inspections, with the two main ones being the Four Point inspection and the Wind Mitigation form. One or both of these may be necessary for your house.

The Four Point inspection focuses on the roof, HVAC, electrical, and plumbing systems. It details the types and ages of these components, which is essential for obtaining insurance.

The Wind Mitigation form outlines construction features and materials, such as roof shape, roof covering type, window and door protection, and roof-to-wall connection methods. This form can help you get discounts on your premiums based on the materials and features present in your house.

Our role in this process is to accurately document these items and present the completed forms for review.  Correctly identifying each component reduces the risk of claim cancellations or rejections.  This is where our experience truly makes a difference!
