Home inspections, keep it all in perspective

A Four Point Inspection identifies the type, condition and age of the roof, electrical, plumbing and HVAC systems in a house.  This report is used by insurance companies to determine the insurability of the house.

The most significant item is usually the age and condition of the roof.  Any roof over 15 years old will be scrutinized.  Any damage to the materials or leaks can prevent a policy from being issued until corrections are made.  

Electrical issues, such as oversized breakers, old or damaged wiring can be a fire hazard.

Plumbing leaks or a water heater over 12-15 years old can be an issue.

Old or out of service air conditioning systems may cause a rejection.

Insurance companies are usually very specific about what causes them to reject an application.  Simply correct the items noted and re-apply.  

It depends on the issue.  Replacing a roof or electrical issue typically requires a permit from your local building department and a licensed professional.  Fixing a leaky sink drain pipe or replacing an old water heater can be done by an able individual without much trouble.

The on-site inspection takes about 30-45 minutes.  Researching other information about the house and writing the report takes a bit longer, depending on what information is available.  Having access to a roof permit greatly reduces the research time.
